The NAR settlement changes took effect August 17, here’s the scoop!  Do I have to sign a Buyer-Broker Agreement? Yes, every buyer represented by a NAR-affiliated agent is required to sign a Buyer Representation Agreement formalizing the relationship between the buyer and broker. Buyers now negotiate their agent fees upfront BEFORE they go house shopping.  Are Sellers still Paying the Buyer Agent Commission?  Buyer’s agent compensation can no longer be advertised on the MLS, but many sellers may still offer it. Compensation has to be advertised, offered, and negotiated outside of the MLS. Commissions have always been negotiable. How will my Buyer Agent get paid? One of 3 ways:  —Seller offers to pay to attract buyers, as has been standard. —Seller is OPEN TO NEGOTIATING payment, your Buyer Agent will negotiate during the offer process.
